"Hi Jim, as per usual Jim you have done your magic again in times when I would least expect it. A sale at $3,950,000 is fantastic."
Ted Manson, Managing Director, Mansons TCLM Limited.

News , 2008
Despite the slowdown in the market this year, Jim continues to make some outstanding sales. Among these are his sale of Omata Estate, a breathtaking sub-tropical paradise on its own peninsula in the Bay of Islands, which went for around $10.5 million. He also successfully negotiated the sale of a luxury home at 14b Gibbons Rd in Takapuna for $3.850 and another luxury home at 2a O'Neills Ave, Takapuna for $2.2 million.
Jim comments that the media has bombarded us with a constant diet of negative news about the real estate over the past few months, which has had the effect of creating a degree of nervousness among some buyers and sellers. However, he assures: "Properties are selling. They are taking longer to sell. But prudent purchasers are there for all market conditions".
"There are still a lot buyers in the market with money to spend. Once they've found the right property, they will make their move. They are discerning and, more so than ever, they are seeking quality homes and quality investments".
"At the moment there is more choice than we've seen for a number of years. Some people, especially those taking second tier mortgages, may have over-extended themselves. There are also many people who for one reason or another have chosen to simply move on. As a result, there are a number of spectacular offerings that would not normally be available on the market. Now is a great time to buy!"

During the last 10 years Jim Mays has settled over NZ$330M in real estate. In his entire real estate career he's now sold one billion dollars worth of property. He still holds the record sales price for a residential property at $12.78M.
Jim Mays began to make his mark on the real estate world when working in the Bay of Islands for a number of years where he rapidly accrued a portfolio of major tourism related properties. He then moved back to Auckland to work with two major realty firms.
His success brought him to the attention of John Bayley at Bayleys Real Estate. Jim was lured by Bayleys and established Bayleys Waterfront (Special Projects Divlslon). Then he initiated Bayleys Waterfront magazine bringing together an impressive array of multi-million dollar coastal, lakefront, and riverside properties from Queenstown to North Cape, Fiji and Rarotonga.
His work saw him travelling the length and breadth of New Zealand and the South Pacific almost every day to broker deals for exclusive waterfront properties, retreats, lodges, Islands and resorts.
Having achieved what he set out to do Jim eventually stepped aside from this high pressure world to enjoy working mainly on Auckland's North Shore. Still specialising in top end and mainly waterfront properties he continues to make headlines and sells more top-end properties than most.
Now Precision Real estate's top agent Jim is the first choice realtor for many canny homeowners and business people. The reason? He offers exceptional performance and unparalleled service to achieve the best possible price. Despite the property downturn he is still rewarding his vendors with great results.
In this market, he says, it's more important than ever to select an experienced agent who has a track record of dealing in valuable property. The value of your network, your knowledge of the changing market and negotiation skills cannot be under-estimated. "Only a small percentage of agents understand the complexities of the property market in a downturn situation and all the legal aspects of what it takes to put a sale together."
Jim says, it's crucial serious sellers select the very best salesperson backed by a dynamic company that has the best IT and technology systems and the best marketing programmes. Customers should expect the very best service for the best possible price these days..

TO WHOM IT MAY CONCERN
JIM MAYS joined Premium Real Estate in 1998, and I have been his licensee during his 10 years with us.
Jim's reputation certainly preceded him. Before he joined us he was highly regarded in the real estate industry as the leading expert in coastal and waterfront properties, and a specialist in marketing tourist resorts, luxury lodges and offshore islands.
Such accolades were fully substantiated by his excellent record at Premium' having concluded over $300 million in settled sales while with the company. His ability to bring advertising revenue to effect these sales was unrivalled.
To comment on his character is to feel both humbled and inspired. I have never known Jim to tell a lie. His honesty and sincerity is beyond reproach. An equally strong character trait is his unwavering generosity. To my knowledge Jim has not been involved in a commission dispute - he gives easily and happily. Just as selflessly he offers help and assistance if asked to do so, without any expectation of a reward.
I feel privileged to have worked alongside Jim, observing his professional ability, integrity and exceptional stamina. He is in a "class of his own" and I wish him well in the future in whatever endeavours he undertakes. And by his very nature, whatever this endeavour may be - he will excel.

""Jimmy ...You are impeccable! Francoise and I greatly appreciate what you have done for us. We are in heaven! Jimmy, there are simply no words to express how I am feeling right now except, simply thank you for every effort! !

Thank you for your advice last night that the purchasers of our property have declared themselves unconditional.
25/05/2004
It has been a lengthy and complex process involving the sale of supporting properties and requiring an extension of time to complete, but this is perhaps not unexpected given the size of the transaction. We feel that without your expertise and involvement with both parties that the sale would have been much more difficult to achieve.
Your skill in identifying a likely interested party and assisting them and ourselves during the negotiations is clearly what has made you successful in your role at Prem. We have no doubt that your patience and expert liaison contributed significantly in ensuring that the support property sales of the purchaser were carefully managed through to a positive end result, and we appreciated being kept informed at critical times throughout the process.
We are pleased that the property is reverting to folk who have obvious keen association with the place and we trust that they get as much enjoyment out of it as we have.
Once again, Thank you very much for the attentive way in which you have assisted in this transaction.
Kind regards
Michael & Janet Braid

A Hawaiian-style property fronting Takapuna beach has sold for a record $12.78 million.
The house at 10 Gibbons Rd smashed the previous national record, set in July last year, when a home on a 0.5ha property at Kohimarama Rd in Auckland's eastern suburbs sold for $10.5 million.
The Takapuna property was owned by Barry and Emma McCollam, who arrived from Northern Ireland in the 1950s and established McCollam Printers.
When the house was put up for sale last October, Barry McCollam told the Herald that he and his wife spent six months a year in Queensland to indulge their golfing passion and didn't need such a big house.
The 1300sq m house on 2362sq m of land, with timber highlighting, mellow sandstone flooring throughout and a swimming pool looking out through phoenix palms and mature pohutukawa trees to Takapuna Beach, was bought by an American couple who have been in New Zealand for less than five years.
Jim Mays, the Real Estate agent who finalised the deal last Friday, said it was the finest property he had sold in 28 years.
